ExactSum is a bank statement and financial document analysis platform for lenders, law firms and accountancy practices.
It reads bank statements from any bank, filed and management accounts, and the portfolio, income and property documents behind a high net worth case, then returns evidenced affordability, source-of-funds and credit decisions with every figure cited. Company data comes straight from Companies House and the Irish Companies Registration Office, property values from HM Land Registry. Built and run in London by its two founders.

What ExactSum does
One upload, one analysed file. The modules below are the same engine applied to the documents each customer group has to decide from: bank statements, filed accounts, income evidence and property.
Transaction extraction from any bank, in any format
Upload PDF statements, scans or phone photos from UK, US, EU, UAE and Canadian banks and ExactSum returns every transaction with a citation back to the page it came from. Extraction is deterministic and measured at 99.4% accuracy against manual review, so an underwriter can trust the numbers without re-keying them.

Transactions are categorised and turned into the figures a credit decision needs: recurring income, salary verification, rent and mortgage, existing debt, gambling, payday lending, director transfers and cash flow by month. The output is an evidenced affordability assessment rather than a spreadsheet.

Filed accounts and management accounts are read alongside the bank statements: profit and loss, balance sheet and notes. The company record itself, with directors, persons with significant control, ownership chain and filing history, is pulled live from UK Companies House and the Irish Companies Registration Office, so the picture a borrower reports is set against the money that moved and the entity behind it.

Every figure carries a citation to the source page
Generic OCR and large-language-model extraction produce numbers with no audit trail. ExactSum links each transaction, balance and computed figure back to the exact place on the original PDF, which is what a credit committee, an auditor or a regulator needs to see.

It works from the statement the applicant actually sends
Open banking providers such as Plaid and TrueLayer need the applicant to consent to a live bank connection, and they cannot help with a scan, a photo or a statement from a bank outside their coverage. ExactSum reads the PDF, scan or photo that lands on the underwriter's desk, from hundreds of bank formats across five regions.

Analysis, not just a spreadsheet
PDF-to-Excel converters such as DocuClipper and MoneyThumb stop at the transaction list, and stop at bank statements. ExactSum reads the whole file, filed accounts, portfolio statements, P60s and property included, pulls the company record from Companies House or the Irish CRO and the property value from Land Registry data, and adds the lending analysis on top: affordability, income verification, debt and gambling detection, source of funds and a decision engine that applies your rules.

Zero data retention, Cyber Essentials certified
Statements, extracted transactions and cached analysis are permanently deleted within 24 hours of removal, and customer data is never used to train models. Business and Enterprise plans run on UK, EU, Australian or US endpoints so data stays in the customer's jurisdiction.

Enterprise document platforms such as Ocrolus are sold through a sales cycle and quoted per engagement. ExactSum publishes its prices, offers monthly as well as annual billing, and the people who built the product are the people who answer support.

04 / The team
The team behind ExactSum
ExactSum started in 2024 with a simple observation: lenders were drowning in bank statements. Aleks spent a year talking to UK lenders who were reviewing hundreds of statements a day, from pubs, hotels and construction firms, every one a PDF in a different bank's layout, and every one read by hand. Generic PDF tools mangled the output and open banking only worked when the applicant cooperated.
So the two of us built the tool those underwriters were missing: an extraction engine that handles every bank format, with the lending analysis layered on top. ExactSum is founder-led and self-funded, with engineering and customer work done in-house from London. Titan Fintech, our company, also builds the sister products ExactVal, ExactCov and ExactRec.

Aleks runs engineering and product. Before ExactSum he was CTO of Funding Options, one of the largest SME lending brokers in the UK, an engineering manager at Meta, and co-founder and CTO of DialogWise, a digital debt-resolution business. He holds an MBA from INSEAD and a first-class electrical engineering degree from UCL.

Mirjana leads customers and operations: onboarding, the analysis modules lenders ask for, and the support channel. She came to ExactSum from product at Funding Circle, the UK SME lending platform, so she has sat on the lender side of the affordability decisions the product now supports.

Onboarding
Professional plan accounts are live the same day. Business and Enterprise onboarding covers your decisioning rules, regional endpoint, data processing agreement and, where needed, SSO and API keys.
Turnaround
A statement is analysed in minutes, whatever its length. The largest single file processed so far was 382 pages and 3,730 transactions from one PDF.

Is ExactSum a bank statement converter?
Conversion to Excel is included, but it is the first step rather than the product. ExactSum is an analysis platform: it categorises the transactions, verifies income, flags debt, gambling and tampering, and returns an affordability assessment or a credit decision with every figure cited to the source page. It also reads the rest of the lending file: filed accounts, portfolio statements, P60s and property.
Which documents does ExactSum process besides bank statements?
Filed and management accounts (profit and loss, balance sheet and notes), and for high net worth and mass-affluent cases the full exemption file: portfolio and investment statements, income statements, P60s, payslips, tax returns and identity and income verifications. Property in the file is valued as part of the same analysis.
Where does the company and property data come from?
Company records, directors, persons with significant control and filing history are fetched live from UK Companies House and the Irish Companies Registration Office. Property values draw on HM Land Registry sold-price data and house price databases, so both sit next to the statement analysis with their source shown.
Which banks and formats does ExactSum support?
Statements from hundreds of banks in the UK, US, EU, UAE and Canada, as digital PDFs, scans or phone photos. Each bank's layout quirks are handled specifically, and a format we have not seen before is usually supported within days.
Does ExactSum need open banking or an applicant's bank login?
No. ExactSum works from the statement files the applicant already provides, so there is no consent flow, no bank API dependency and no gap when an applicant banks somewhere open banking does not cover.
How accurate is the extraction?
Extraction accuracy is 99.4%, measured against manual review, and every transaction carries a citation to its position on the original PDF so an underwriter can check any figure in one click.
What happens to the statements after analysis?
ExactSum operates a zero data retention policy. Uploaded statements, extracted transactions and cached analysis are permanently deleted within 24 hours of removal, and customer data is never used to train models. The full policy is on the Zero Data Retention page.
Is there an API?
Yes. The REST API accepts statement files and returns the same extraction and analysis as the web app, so lenders can plug ExactSum into an origination system or a decisioning workflow. Business and Enterprise plans include API access with priority rate limits.
How is ExactSum related to Titan Fintech?
Titan Fintech is the company founded by Aleks and Mirjana Kudic; ExactSum is its bank statement analysis product and the same team builds the sister products ExactVal, ExactCov and ExactRec. There are no outside investors.
Who will I actually deal with?
The founders. Demos, onboarding and support are handled by Mirjana and Aleks directly rather than by an account management layer, which is why product questions tend to get answered by the person who built the feature.
